ONE HOME OR A HOUSING PORTFOLIO

Know what you’re buying.
Know who does what.

For private landlords, letting agents, councils and housing associations handling damp, leaks and repeat repairs.

YOU BUY

A kit and a clear record.

Numbered tiles identify each room or leak point. The evidence system keeps dated photos, readings and work notes together. Reports show the history and any missing information.

Add suitable humidity, leak or level sensors and monitoring if needed. A tile alone does not measure damp.

WE SUPPLY & MONITOR

You arrange the site work.

We quote for the kit, software access, reports and any agreed monitoring. Your own team or contractor fits and tests it, investigates problems and carries out repairs.

Your quote states quantities, access period, connectivity, monitoring hours and response contacts. Installation and emergency attendance are not included.

1. Tell us about your homes.2. Agree the kit and service.3. Your installer fits and tests it.

This site shows the proposed service using simulated examples. Live sensor integration must be validated before a monitoring service starts. Enquiries request a quote; no payment is taken.

AWAAB’S LAW / ENGLAND

Act on the problem.
Keep the record.

The record supports your work. It does not replace inspections, repairs, resident contact or your legal duties.

Social housing in England: headline maximum timeframes. Act sooner where the risk requires it.

24 hours

Investigate a potential emergency hazard and, if confirmed, complete relevant safety work within the same 24-hour window from awareness.

10 working days

Investigate a potential significant damp or mould hazard from awareness.

3 working days

Normally send the resident a written findings summary after the investigation concludes.

5 working days

After investigation, complete relevant safety work for a confirmed significant hazard.

Further prevention work, resident updates and suitable alternative accommodation may also be required. These headlines are not the complete rules; see the guidance for exceptions and the full process.

Do not wait for a sensor alarm. A resident’s report can start the landlord’s response duties. Monitoring does not pause those duties. ProofTimeline does not certify legal compliance or decide whether a home is safe.

Checked 3 November 2026. The Awaab’s Law deadlines on this page concern England’s social rented sector; this is not a UK-wide timetable.

THE PEOPLE IN THE HOME COME FIRST

Listen to the resident.
Follow up the repair.

Damp and mould can harm anyone. Children, older people, pregnant people and people with lung conditions or weakened immune systems can face greater risks.

For landlords and housing teams

Take reports seriously. Consider the household’s needs and communication preferences. Do not wait for medical proof or assume damp is caused by a resident’s lifestyle.

Keep residents updated, investigate the cause and arrange a follow-up. Air readings and a freshly painted wall do not establish that the problem has been resolved.

Are you living with damp?

Report it directly to your landlord or managing agent through their repairs or emergency route. Tell them if anyone may be particularly affected. Keep a copy of your report and photographs if safe to take.

You do not need to buy a tile, scan a code or wait for a sensor reading to report a concern. This website’s sales form is not a housing repair or emergency reporting service.

THE EVIDENCE RECORD

Fictional dates and readings; generated location images. This demonstration has no connected devices and sends no alerts. Monitoring is separately scoped before supply.

      WHAT YOU RECEIVE

These are service designs, not connected installations. Sensor choice, coverage, reporting intervals and named response contacts are agreed and tested before monitoring starts.

THE RIGHT INSTRUMENT FOR THE QUESTION

      Three measurements.
      Three different answers.

A wet floor, humid air and a rising tank are different problems. Give each the right sensor and the same clear record.

      01 / WATER CONTACT

      Has water reached here?

      Sensative Strips +Drip
For sinks, appliance trays, pipe joints and basement low points.

The sensor reports water at its sensing pads. ProofTimeline links the event to the point, inspection, repair note and later check.

      02 / TEMPERATURE & HUMIDITY

      Are room conditions changing?

      Sensative Square Comfort
For damp investigations, drying follow-up and vulnerable rooms.

Track room-air temperature and relative humidity beside dated photographs and your surveyor’s findings.

Air humidity is not moisture inside a wall. Conditions can support investigation; they do not diagnose mould or its cause.Manufacturer details ↗
      03 / DISTANCE & LEVEL

      Is the water rising?

      Sensative Puck Radar
For suitable tanks, wells, sumps and wastewater chambers.

Convert distance from an agreed fixed reference into a level history, then keep the response and later reading together.

Site suitability must be checked. Level is not water quality, flow, a flood forecast or a certified safety alarm.Manufacturer details ↗

      the same place.

A small numbered tile helps your team return to the same place. Scan it to open the agreed point record and keep repeat photographs together.

One room. The same marked point. Each visit dated.

Keep the first photo, the inspection findings, the repair note and the later check together. If staining returns, keep that in the history too.

A 30 mm tile identifies the point. It is not a moisture sensor, a mould test or a safety certificate.

A CLEAR SCOPE FROM THE START

      Know what
      the record means.

Do you install the tiles and sensors?

ProofTimeline supplies and monitors only. You arrange fitting, access, installation testing and any specialist work through your own team or chosen installer. The monitoring scope starts after the required connection and reporting checks are completed.

      Who responds when something changes?

Your nominated person or contractor handles on-site response, inspections and repairs. Your quote sets the monitoring hours, notification route and responsibilities. Emergency attendance, automatic shut-off and a 24-hour response service are not included.

Does a reading prove the repair worked?

A later reading adds evidence. It does not replace inspection findings. A dry leak sensor concerns its pads; room humidity concerns the air. The report preserves each source and its limits.

      Can this measure wastewater quality?

The level example records changing distance to a surface and a service visit. Chemistry, pathogens, flow and discharge volume need additional suitable instruments or sampling. Suitability for the specific chamber or environment must be confirmed.

What happens when readings are missing?

The last reading keeps its original timestamp. A reporting gap is shown as unknown. Try the reporting-gap control in the examples; it also appears in the report.

      What will my quote include?

Tile quantities, optional sensor supply, connectivity, system access, record retention, reporting, monitoring hours and notification recipients. Any location-service charges and replacement consumables must be specified. You arrange installation and on-site response separately. No payment is taken in this preview.

      Are these live customer records?

These are fictional interactive examples with generated location photographs and simulated readings. This demonstration has no connected hardware or live customer case storage. The brief is prepared locally in your browser.
